Kajian Hubungan Fly Over Pangeran Antasari Terhadap Perubahan Harga Lahan dan Aktivitas Ekonomi Berdasarkan Persepsi Masyarakat Studi Kasus: Koridor Jalan Sekitar Fly Over Pangeran Antasari Suci Kusumawardani (22117152) Pembimbing (Zulqadri Ansar, S.T, M.T, Nela Agustin Kurnianingsih, ST., M.T) ABSTRAK Tujuan pembangunan infrastruktur adalah sebagai salah satu penunjang sistem sosial dan ekonomi masyarakat dimana pembangunan tersebut dapat membantu memperlancar proses distribusi barang dan jasa serta infrastruktur juga berperan penting dalam peningkatan kualitas hidup masyarakat. Kota Bandar Lampung merupakan salah satu kota di Provinsi Lampung yang mengalami peningkatan kemacetan yang sangat tinggi sehingga permasalahan ini dianggap sangat penting oleh pemerintah dalam memutus rantai kemacetan dengan dimulai pembangunan jalan layang (fly over) yaitu salah satunya berada di Jalan Pangeran Antasari antara perlintasan Pasar Tugu yang merupakan jalan penghubung menuju pusat kota dengan penggunaan lahannya didominasi oleh kawasan permukiman dan perdagangan jasa. Pada dasarnya pembangunan fly over dapat memberikan segudang manfaat, tetapi dibalik manfaat tersebut ternyata pembangunan fly over yang berada pada kawasan pusat kegiatan seperti kawasan permukiman, kawasan perdagangan dan jasa yang sebagai pusat mata pencaharian bagi masyarakat sekitar dapat menimbulkan berbagai masalah bagi masyarakat yang memiliki usaha disekitar fly over khususnya Fly Over Pangeran Antasari. Penelitian ini bertujuan untuk mengidentifikasi distribusi pesebaran harga lahan di setiap ruas jalan sekitar koridor fly over, mengidentifikasi perubahan yang terjadi akibat adanya keberadaan Fly Over Pangeran Antasari terhadap harga lahan dan aktivitas ekonomi, dan mengukur hubungan keberadaan fly over terhadap perubahan harga lahan dan aktivitas ekonomi dimana penelitian ini lebih mengfokuskan terhadap persepsi masyarakat yang merupakan masyarakat lokal dan telah menetap selama kurang lebih 12 tahun disekitar fly over tersebut sehingga masyarakat dapat menilai dan merasakan perubahan yang terjadi akibat keberadaan Fly Over Pangeran Antasari. Hasil penelitian ini menujukan bahwa terdapat hubungan yang sangat erat terhadap perubahan harga lahan yang semakin tinggi dan terdapat hubungan cukup erat terhadap penurunan aktivitas ekonomi masyarakat sekitar fly over. Sehingga secara tidak langsung keberadaan Fly Over Pangeran Antasari dapat menurunkan tingkat kesehteraan masyarakat sekitar fly over tersebut. Bandar Lampung City is one of the cities in Lampung Province which is experiencing the increase in congestion is very high so that this problem is considered very important by government in breaking the chain of congestion by starting the construction of flyovers. One of the construction of the flyover is on Prince Antasari’s Street between the Tugu Market crossing which is a connecting road to the city center by using The land is dominated by residential areas and trade services. Fly over construction can provide a myriad of benefits, behind these benefits it turns out that construction of flyovers located in the center of activity such as dense residential areas population, trade and service areas which are the center of livelihood for the community This area can cause various problems for people who have businesses around the fly over especially Prince Antasari's Fly Over.This study aims to identified the distribution of land prices in each segment walk around the flyover corridor, identify changes that occur due to the presence of Fly Over PrinceAntasari on land prices and community economic activities, and analyze the relationship between the existence of flyovers on changes in land prices and economic activities where. This research focuses more on the perception of people who are local people and has been living for about 12 years around the fly over so that people can assess and feel the changes that occur due to the existence of Prince Antasari's Fly Over. Results of This study showed that there was a very close relationship to changes in land prices which was getting higher and there is a fairly close relationship to the decline in economic activity the community around the flyover. So that indirectly the existence of Prince Antasari's Fly Over can reduce the level of welfare of the community around the flyover.
