Changes and developments in an area have implications for population growth and density. Population growth that continues to bring serious spatial consequences for city life, namely the demand for space in order to meet the needs. The occurrence of changes and developments in a city is basically influenced by supporting factors, both population factors and community functional factors. As a result of high population growth with its various activities have put pressure on the land. The purpose of this study is to look at land use change, land price increases, and causes of land price increases around ITERA and the Sumatera-Kotabaru Toll Road. The research approach used is a Quantitative Descriptive Approach using mapping data processing results in 2013, 2016 and 2019. The data needed is obtained through interviews, observations and questionnaires. From the results of the analysis, it can be seen that the vacant land into plantation land increases every year where in 2013 the area of land developed by 275.44 Ha increased in 2016 to 296.72 Ha then in 2019 it increased again to 317.47 Ha. Then the change in land prices always increases every year but the increase in land prices in the area around the ITERA Campus and the Toll Road Gate does not become a benchmark for the growth rate of land prices. Changes in land prices are always increasing basically influenced by new activities. Increased land prices also affect the development that occurs from vacant land to built land in the form of settlements, trade / services, and boarding houses / rented students then the change of vacant land into guarded land affect land prices (there is a continuous relationship).
